Resident Benefit Packages
Our Resident Benefit Package is included with all HIVE Real Estate Group & Property Management leases and provides the benefits listed below. These benefits are available only while the property is actively managed by HIVE Real Estate Group & Property Management.
The mandatory Base Package is $25.00 per month if you provide proof of your own approved renter’s insurance policy. If you do not provide approved renter’s insurance, tenant liability insurance will be added for an additional $11.95 per month, making the Base Package total $36.95 per month.
Tenant liability insurance is $11.95 per month and is added on top of whichever Resident Benefit Package option you select, unless you provide proof of your own approved renter’s insurance policy that meets HIVE’s requirements.
If you choose to upgrade to one of the additional Resident Benefit Package options, increased monthly fees will apply based on the package selected. The monthly Resident Benefit Package fee will automatically be added to your rental ledger each month.

Clean homes
Before anyone moves into one of our homes, we complete our “cleaning” to ensure your home is ready for move-in. All floors are vacuumed, ceramic/laminate/vinyl floors are mopped, appliances are cleaned inside & out, toilets, baths/showers and sinks are cleaned & sanitized, windows are cleaned, ceiling fans are dusted and everything is spic & span.
Mandatory Base Package
24/7 Maintenance Coordination
Maintenance issues do not always happen during business hours. Residents have access to online maintenance reporting 24/7, making it easier to submit repair requests, upload photos, and provide details when an issue comes up.
Requests are reviewed and coordinated in accordance with HIVE Real Estate Group & Property Management’s maintenance procedures, vendor availability, lease terms, and applicable urgency level.
Secure Online Resident Portal
Residents have access to a secure, password-protected online portal available 24/7.
Through the portal, residents can view payment history, print rent receipts, update contact information, access lease documents and notices, submit and track maintenance requests, upload documents or files, view account activity, make rent payments, and communicate with HIVE team members directly through their dedicated portal.
The portal also allows residents to communicate directly with their designated property manager, submit service-related messages, and keep important account communication organized in one convenient place. HIVE's resident portal supports payments, account activity, service requests, files, and chat communication with the HIVE RE Group & property management team.
Vetted Vendor Partner Network
We use a vetted vendor partner network for maintenance and property services. Vendors are reviewed based on HIVE Real Estate Group & Property Management’s standards for licensing, insurance, professionalism, communication, and quality of work.
Our preferred vendors operate under HIVE-specific agreements and are part of our established vendor partner network. By working with trusted, repeat vendors, we are able to build stronger relationships, improve communication, create more consistent expectations, and provide a better service experience for both residents and property owners from start to finish.
Utility Connection Concierge
Moving is already enough work. Residents have access to a utility connection concierge service to help coordinate setup for utilities, cable, internet, and other home services.
This service can help save time, reduce long phone hold times, and identify available promotions or discounts where applicable. One call can help set up the utilities required for the resident’s new property, making the move-in process smoother, reducing stress, and significantly reducing the need to take time off just to establish required utility services.
This is a free service provided by HIVE to future residents for convenience.
Filter Delivery Service
Changing air filters should be as simple as checking the mail. With our filter delivery service, replacement air filters are delivered directly to the resident, making it easier to stay on schedule with required filter changes.
Regular filter replacement can help improve air quality, support HVAC efficiency, reduce unnecessary maintenance issues, and may help residents save up to $250 per year by helping prevent avoidable HVAC-related repair costs and energy waste.
Resident Rewards Program
Rent day can come with extra perks. Through the Resident Rewards Program, eligible adult leaseholders may receive access to cash rewards, gift cards, exclusive discounts, and savings opportunities on everyday purchases.
These resident rewards may help each adult leaseholder save up to $4,500 per year on qualifying everyday expenses, depending on participation, available offers, and program terms.
Security Deposit Protection
Your security deposit matters. If the property you are renting is foreclosed on for any reason during your tenancy, HIVE will help protect your security deposit in accordance with applicable law and lease terms.
This protection is intended to give residents additional peace of mind that their security deposit will remain properly documented, accounted for, and handled through the appropriate legal process, even if ownership of the property changes due to foreclosure.
Standard Package
Includes all benefits from the Mandatory Base Package, plus:
1x Waived Late Fee Per Lease Term
The Standard Package includes one waived late fee per lease term, giving residents a one-time savings equal to 5% of the monthly rent amount if rent is paid late during one month of the lease term.
This benefit may be used once per lease term and applies only to the late fee itself. Rent and any other amounts due must still be paid in full.
Credit Building
The Standard Package includes rent reporting to help residents build credit through on-time rental payments.
Eligible rent payments may be reported to participating credit bureaus, helping residents build positive payment history over time. Residents may see an average credit score increase of 23 to 42 points, depending on individual credit profile, payment history, bureau reporting, and other credit factors.
In some cases, rent reporting may also be available for up to the past 24 months of eligible rental payment history, which may help provide a more immediate credit-building opportunity.
1X Waived NSF Fee Per Lease Term
The Standard Package includes one waived NSF fee per lease term, giving residents a one-time savings of $100.00 if a rent payment is returned due to insufficient funds.
This benefit may be used once per lease term and applies only to the NSF fee itself. Rent, late fees, bank fees, returned payment amounts, and any other outstanding balances must still be paid in full.
Premium Package
Includes all benefits from the Mandatory Base Package and Standard Package, plus:
$1M Identity Protection
The Premium Package includes identity protection coverage for all adult leaseholders.
This benefit provides up to $1 million in identity theft protection, backed by AIG, with monitoring support through IBM Watson and access to a dedicated, U.S.-based Identity Restoration Specialist if identity fraud occurs.
Home Buying Assistance
For residents who are ready to move toward homeownership, we are happy to help you take that next step.
When you buy a home using a HIVE RE Group approved Realtor, HIVE may credit 5% of each on-time rent payment toward your future home purchase, up to a maximum total credit of $1,000.00.
The credit is applied at closing and is subject to approval by a HIVE RE Group approved lender. Additional lender or program limitations may apply, including but not limited to allowable closing cost credits, purchase price, loan type, and underwriting requirements. Participation with a HIVE RE Group approved lender is required to receive this benefit.
Other incentives may also be available depending on the purchase price, lender programs, seller concessions, and available promotions at the time of purchase.
